Spectrum, in downtown Falls Church, boasts an attractive mix of residential, retail and office space.

Covering the entire Spectrum

Location is often touted as the most critical variable in the real estate equation, something that should bode well for those considering a move to the The Spectrum condominiums in Falls Church.

“It’s extremely convenient from a commuting perspective,” said Jonnie Jamison, sales manager for The Spectrum, which opened its doors in March.

The condominiums are only minutes to both the East and West Falls Church metro stops via the GEORGE bus system. Their location makes Interstate 66, Highway 50 and Route 7 easily accessible. Also, upscale shopping, dining and a vibrant nightlife are only steps away from the condominiums.

Apart from a superb location, The Spectrum also scores major points on the environmental front.

“One of the key things right now is how eco-friendly we are,” said Jamison. For example, the cork and bamboo flooring in all units is sustainable. Its environmentally friendly certified “green roof” improves air quality, according to The Spectrum’s Web site. Furthermore, the “green room” filters storm water before it returns to the environment, reducing chemicals that run off to streams.

As a mixed-unit project, The Spectrum combines residential space with commercial space. Its 189 residential units occupy floors 2 through 7, and the rest of the complex houses retail and office space.

Potential residents can choose from 16 floor plans ranging from one-bedroom units to condos with two bedrooms and a den. Square footage measures from approximately 800 to 1,700 square feet. Key features in all units include cork or bamboo flooring, Berber carpeting, granite countertops, and chrome fixtures. Whirlpool stainless steel appliances and an in-home washer and dryer are also available in each unit.

Select units can additionally enjoy a loft, a den, a balcony and a soaking tub. All residents have access to a fitness center, lounge, media and club room, secure storage and underground parking.

Units start from the upper $300,000s for the one-bedroom model to $700,000 for larger options.
